In designing the project, the Narrow Gate created a compact multiple-building development that maximizes open space and views to the water. The design minimized pavement by incorporating nearly half of the parking in garages under the building units. The smaller building footprint allowed the creation of a feature rain garden on Condor Street, providing both an amenity for the residences and community, and a natural on-site re-charger of runoff water to the local aquifer. The (14) affordable condominium residences are Energy Star certified and include dual-flush toilets, linoleum flooring, low VOC paints and sealants, extended sunshade roof overhangs on south and west to minimize heat gain and native, low-water use landscaping planting strategy (no lawns).
